With the House at Belsenplatz, RALF SCHMITZ sets a new benchmark in Düsseldorf-Oberkassel – and simultaneously opens his new representation in the state capital.
The opening event, which was attended by numerous personalities from the local community, the neighbourhood, and the circle of clients and partners, experienced a stylish, confident, and simultaneously warm atmosphere. The social atmosphere, inspiring exchange, and insights into the showroom, several apartments, as well as the ground-floor addresses – this is how the House was experienced as a vibrant place.
House at Belsenplatz – Modern Living Comfort in a Classical Cocoon
A unique urban element at one of the most prominent squares in Oberkassel – welcome to the House at Belsenplatz. It seamlessly blends into the elegance of the surrounding Gründerzeit architecture, while still making clear contemporary statements. The freestanding new build by architect Sebastian Treese opens up visibly to Belsenplatz. On the main floor and the second floor, there are twelve ownership apartments, and two prestigious penthouses on the attic level. Inside, it impressively reflects what RALF SCHMITZ stands for: Exceptional Homes. The extraordinary apartments offer spacious floor plans, providing ample private retreat from city life. Carefully composed sightlines and finely tuned, high-quality features make the apartments sought-after refuges at the vibrant Belsenplatz.
At the same time, the building marks the new location of RALF SCHMITZ’s representation in Düsseldorf. A special highlight: the showroom on the first floor, where the architecture, features, and philosophy of RALF SCHMITZ are immediately tangible. The ground floor, with commercial spaces, is intentionally designed as a stage for the highest quality standards. The finely segmented metal façade in dark green and the windows of the commercial spaces are a nod to classic British luxury stores and form the perfect frame for our cooperation partners.

A Stage for a Shared Understanding of Quality
The opening celebration at the House at Belsenplatz on November 7, 2025, was not only the presentation of a new building but also vividly demonstrated how architecture, brand, and people work together in this place.
In the bright spaces, on the balconies overlooking the square, and on the ground floor, which opens generously to Luegallee, long-time clients of RALF SCHMITZ, partners, friends, and neighbours mingled. Many of the guests took the opportunity to get a feel for the new RALF SCHMITZ representation, were inspired by the showroom, and also sensed the values that the brand has stood for generations during the tour of the penthouse and show apartment: precision, quality, and timeless elegance. Three of the total eleven cooperation partners (see presentation below) are future tenants – Düsseldorf Plastics, Mulier, and Espresso Perfetto – and gave fascinating insights into the commercial spaces, where they found wonderful spaces for their work.

STEINWAY & SONS
Passion for over 172 years. Steinway & Sons was founded in 1853 by Henry E. Steinway and his sons in New York. With their innovative ideas, they quickly rose to the top of the piano market. Their pioneering spirit kept them researching, and the company is now considered the founder of modern piano building, thanks to groundbreaking constructions and the development of over 125 patents. The company founder’s philosophy, “to build the best piano possible,” remains a guiding principle for all employees at the factories in New York and Hamburg. Thus, the uncompromising identification with the product, love for detail, passion, and the pursuit of perfection remain at the forefront. Therefore, the instruments are continuously developed, optimized, and enhanced with new technologies, always in line with tradition and revered craftsmanship. One of the most spectacular innovations in recent years was the introduction of Spirio | r, the revolutionary self-playing system from Steinway & Sons, which not only lets you play but also listen to great pianists from the integrated music library, as well as record, replay, and edit your own piano performances. The name Steinway & Sons remains synonymous with the grand piano for many people, the dream of all those whose hearts beat for piano music.
FILS FINE ART
Fils Fine Arts is the current gallery and brand platform of the traditional house Art Edition Fils, Germany’s oldest publisher of original editions. Founded in 1870 by Albert Fils in Berlin, the family-run gallery, now in its fifth generation, is based in Düsseldorf. The focus is on limited artist editions and high-quality one-offs: graphics, photographs, sculptures, and objects from internationally renowned artists – from Chagall, Miró, Dalí, or Vasarely to Zero artists like Heinz Mack, Otto Piene, Günther Uecker, as well as contemporary names like Christo & Jeanne-Claude, JR, or HG Esch. Fils Fine Arts offers one of the most comprehensive programs of limited editions in Europe, combining classical publishing tradition with a contemporary gallery concept. The development and care of collections, editions in close collaboration with artists, and a carefully curated selection of emerging positions make the gallery a significant address for art enthusiasts and collectors.
CLOUD 7
The former fashion designer Petra Jungebluth founded CLOUD 7 in Berlin in 2010, a design label for premium dog accessories. The brand translates the demands of contemporary high-end fashion into the life with dogs, delighting with minimalist design and exceptional material quality. The aesthetic of the exclusive products blends seamlessly into sophisticated interiors. The portfolio includes elegant dog beds and coats, leashes, collars, harnesses, bags, and bowls – crafted from selected leathers, high-quality textiles, and durable natural materials, predominantly produced in European workshops under fair conditions.
CLOUD 7 stands for durable, award-winning products that combine the comfort of dogs with the aesthetic expectations of a design-conscious international clientele – luxury as a quiet but unmistakable expression of style. The collections are continuously developed and remain consciously timeless, beyond fleeting trends.
KLAFS
KLAFS is the world’s leading provider of sauna, spa, and wellness solutions. Founded in 1928 by Erich Klafs and based in Schwäbisch Hall, the company has evolved from a supplier of medical bathing technology to a specialist in modern sauna and wellness architecture.
Thoughtful design in exceptional material quality, as well as technology, comfort, and aesthetics at the highest level, also come together in the KLAFS S1 sauna: an innovative, space-saving solution that emerges at the touch of a button from the depth of a wardrobe into a fully functional sauna. It integrates wellness elegantly into the architecture and creates relaxation even where space is limited.
For RALF SCHMITZ Immobilien, a custom S1 sauna has been developed, elegantly integrated into a high-quality cabinet wall. Ralf Schmitz Immobilien looks forward to collaborating with partner KLAFS and launching the custom sauna as a new signature element in the House at Belsenplatz.
LUKIÉ
Preloved, but premium – this is the motto of the high-class second-hand label Lukié. Founder Janine Lukié offers a handpicked selection in top quality. Luxury handbags and accessories from major international designers are more than just an enhancement to her discerning clients’ wardrobes. They are timeless companions that are also passed on to the next generation. Some selected pieces also enjoy growing international popularity as investments and collectibles, allowing for value appreciation. LUKIÉ stands out with extensive expertise, clear price transparency, and empathetic consulting – all embedded in a calm-luxurious shopping experience. Janine Lukié focuses on personal and competent assistance – anonymous online shopping is not her style. She regularly presents her current highlights in live streams on Instagram and answers all questions that may arise before making a purchase.
MARTIN SPRENG
Martin Spreng is a jewellery artist and sculptor, shaped by a long career as a furniture craftsman and sculptor. With his uncompromising demand for craftsmanship and timelessness, he has developed a distinctive, almost architectural language. His works are like small sculptures, where different materials – titanium, silver, gold, gemstones, ebony – meet in exciting contrasts. Characteristic is his treatment of surface and structure: layered metals, fine engravings, square elements, and inlaid parts that resemble marquetry, as known from furniture art, making each piece appear as a concentrated fragment of a larger landscape.
A Spreng piece thus goes far beyond the classic definition of jewellery and is rather a deliberately chosen work of art, an intimate sculpture that marks individuality and cannot be classified in any conventional framework. The high-end clientele appreciates this.
ANNA VON MANGOLDT
Anna von Mangoldt Colors is a young German paint manufacturer founded in 2010 by art historian and color designer Anna von Ketteler. The aim: pigment-rich chalk and mineral paints and varnishes that do not simply “paint” a room but define its atmosphere. From this understanding of color as an architectural medium arose the collaboration “Exceptional Homes & Exceptional Colours” with RALF SCHMITZ. The goal was to highlight the classic architecture of these properties even more precisely through the specially developed shades and harmoniously connect interior and exterior spaces. In close exchange with Dr. Axel Schmitz, Anna von Ketteler developed four subtly elegant shades – named after members of the Schmitz family. These colors will be used in new projects and are also available to private builders. The shades with extraordinary color depth are a hit with people who understand their property as a discreet yet precisely designed living space.

PARTNERS WHO HAVE OPENED THEIR BUSINESS AND PRACTICE SPACES IN THE HOUSE AT BELSENPLATZ
ESPRESSO PERFETTO
Espresso Perfetto is the success story of Musa Ibis, who started in 1999 in Düsseldorf with a small repair shop for espresso machines and turned it into an international boutique brand for espresso culture. Today, the brand encompasses more than 15 stores in Germany and abroad and is regarded as a destination for uncompromising espresso culture. Premium espresso machines, grinders, selected beans, and accessories from leading manufacturers are curated, staged, and explained with profound expertise. Barista courses and workshops open the world of professional preparation for the home as well.
Each store combines showroom, specialist shop, and café into a meeting point for people who understand and love coffee as a cultural asset. The newest location at the House at Belsenplatz brings this attitude into an elegant, urban setting with coffee specialties, a small bistro kitchen, and a sun terrace – a place where espresso enjoyment becomes part of a consciously cultivated lifestyle.
DUSSELDORF PLASTICS
With the opening of the House at Belsenplatz in Düsseldorf-Oberkassel, the private practice DüsseldorfPlastics of Dr. Amir Roushan also opens its doors. The practice specializes in facial, breast, and body surgeries and caters to people who seek a harmonious, natural appearance. The specialist in plastic and aesthetic surgery, with many years of experience in leading positions at renowned clinics and centers, stands for a medicine that places naturalness at the center. Dr. Roushan meets the wishes of his patients with detailed consultation, transparent information, and realistic recommendations. The practice rooms in the light-filled new building at Belsenplatz combine modern luxury with discreet ambiance. They are intentionally designed to radiate calm – far from classic clinic associations, but technically state-of-the-art – an environment in which sensitive decisions can be made with time, respect, and consideration.
MULIER
“Fashion is not just something that exists in clothing…” – this thought by Coco Chanel also shapes Mulier Luxury Second Hand in Düsseldorf-Oberkassel. The atelier, led by Johanna Roberz, stands for high-quality lifestyle from second-hand. Carefully checked designer handbags, shoes, accessories, and selected ready-to-wear clothes, which consciously stand out in quality and condition from classic second-hand goods. Instead of bargain hunting, it’s about curated wardrobe pieces that an increasingly sustainably thinking clientele integrates into their carefully curated, high-quality wardrobe.
Mulier combines this philosophy with personal advice, a keen eye for proportions and occasions, and an atmosphere that elegantly blends boutique and living room. Anyone who purchases an item at Mulier chooses individuality, extended life cycles, and luxury without regret – in future even in larger, more representative spaces, where Mulier will serve as the new stage for its designer pieces in the House at Belsenplatz.
